A breath of fresh air in Old Montreal

Condos, lofts and penthouses from 745 to 3,120 square feet with magnificent city and water views. REINVIGORATED by wind and water, enjoy an urban lifestyle inspired by the Spanish sea breeze known as the SOLANO.

The first thing you notice is the quality of the light. Larger-than-usual solid wood entry doors open into a space where huge, eight-foot windows comprise 40 percent of the façade. Your eye is drawn to the views: Mount Royal, downtown Montreal, the Old Port, the SOLANO's inner garden, Old Montreal with its architectural beauty, the St. Lawrence River and its islands, and the Jacques-Cartier Bridge. Nine- to ten-foot ceilings enhance the feeling of light and space, while some units encompass two floors for true design versatility. All townhouses have private terraces, and penthouses and many upper-level units offer terraces overlooking the garden.

The SOLANO will be built in two blocks, each with two construction/selling phases. Two-floor units are available, and outstanding design flexibility makes it possible to combine units horizontally, so you can create the home you really want, large or small.

Uncommon Beauty

Melding the best of European and American style, the SOLANO is a worthy addition to the architectural diversity of Old Montreal. Care, craftsmanship and quality are apparent in both design and materials. St-Marc limestone, zinc and anthracite-coloured brick reflect the surrounding history and heritage. The structure's unique shape – in the form of an island – and landscaped inner garden courtyard pay homage to its natural surroundings. Its overall height ranges from 4 to 14 storeys, making the SOLANO stand out from the crowd and facilitating a plethora of breathtaking viewpoints on the outside world. Glass and steel gleam from the balconies and patios for a clean, modern effect. Huge windows framed in charcoal-coloured aluminum allow natural light to pour in and offer outstanding city, garden and river vistas.

The inner garden courtyard is designed for a quiet walk or simple relaxation. Multiple levels are beautifully landscaped with plants and shrubs, providing intimate spots to commune with nature – or each other. A rock pool with a fountain delights eye and ear, reflecting the sky, refreshing the spirit. A tranquil, Zen-like feeling pervades the space... and all those who inhabit it.

Your own house blend

Superior quality is evident in every detail of interior fit and finish. Independent ventilation and air purification systems are controlled within each unit, keeping indoor air fresh and healthy. Above-standard soundproofing ensures peace and privacy.

Natural wood and modern ceramics are masterfully used throughout, for a level of quality you can feel. Choose an enclosed kitchen (European) or open plan (American) design with marble countertops and cabinets built from high-grade materials imported from Italy. Luxurious bathrooms are outfitted in refined Bianco Carrera marble. Unlike many projects, at the SOLANO you can customize your layout, and even combine units on the same floor to expand a loft or condo. Indoor parking is also available.

Marble, mirrors and Mies van der Rohe furniture: the SOLANO's common areas are far from common. From the moment the eye catches the white Calacatta marble of the lobby, a sense of light and space surrounds you. Glass mosaic columns extend from the lobby seamlessly through to the indoor pool (38'x14'), swimming in natural light. Mosaic also reflects from the pool floor, creating a feeling of the infinite. A fitness centre complete with washrooms and showers is there for your enjoyment. Have a good workout, then lounge in comfort on the patio – you've earned it.

city, sky, water

The SOLANO resides on a site historically known as the Faubourg Québec, which marked the beginning of the Chemin du Roy leading from Montreal to Quebec City centuries ago. The result? Modern living that respects its elders. From this exceptional riverside residential setting, you can follow walking and bike paths to picnic areas, Old Montreal's many summer festivities and your choice of green spaces – including two new parks being built in the area. In winter there's skating, the Fête des Neiges – and cosy evenings at home. During the boating season, take the ferry to Parc Jean-Drapeau or the South Shore. A new marina close by, visible from south-facing units, will soon give even greater access to the pleasures of the river.

Arrondissement Ville Marie - Montreal

LIFE ON THE RIVER gives you peace and tranquility, yet all the excitement and activity of Old Montreal and the Old Port are just a short stroll away. Refresh your energy in your own space by the water, then nourish your soul out in your community. The old city has a vitality and a pulse of its own – artistic, eclectic, creative. Surprising nooks and interesting shops are around every corner, just waiting to be discovered.

BREEZE IN AND OUT of downtown or get right out of town without fighting calèche traffic! The SOLANO's location is insulated, not isolated, with easy access to major streets and expressways, as well as to essential services such as the new CHUM. Living right on the water opens up another possibility: the river as playground, as highway, as escape route...

Robert Varin - St-Luc Habitation Centre-Ville Inc.
Hailing from a family of carpenters, renowned urban developer Robert Varin, has over 35 years of experience in the construction field. In 1984, Robert was awarded the Domus prize as Constructor of the Year, and has won the Journal de Montréal's annual award of the same name many times over. He has played a key role in the development of Projet Angus, the transformation of the Stelco factory into condos and the Boisé de l'Heritage project in Pointe-aux-Trembles. But with two Reno-Depots, a Club Price (Costco) and student residences at UQAM under his belt, Robert's achievements also extend beyond the residential. His talent for finding diamonds in the rough of Montreal terrain – with locales that will create an exceptional city-life harmony for his residences – is both visionary and legendary, evidenced most recently in the SOLANO.

Patrick Varin - St-Luc Habitation Centre-Ville Inc.
In less than two decades in the construction industry, Patrick Varin, founder of St-Luc Habitation, has accumulated an impressive number of honours and achievements. In the Journal de Montréal's list of "Les Grands Constructeurs," Patrick has scored first place for the most number of units sold – for half a dozen years running. His project list reads like a who's-who of urban development projects in Montreal, including the Cité Paul-Sauvé, Projet Angus, Angus sur le Parc, Les Cours du Parc Laurier and Les Jardins d'Heracles. His years of incredible productivity and commitment to the highest quality have garnered him the Palme Platine from Quebec's association of residential constructors, the APCHQ.
